Everything operators ask before they sign up

Is Utula software, a managed service, or both?

A managed service. There’s a purpose-built platform behind everything: pipeline, listings, reports. But you don’t manage it yourself. Utula runs the system on your behalf. You can access your dashboard whenever you want visibility, but the day-to-day is handled by us.

What does your team handle versus our team?

Utula handles listings across all five portals, every inbound enquiry response, lead scoring and tagging, nurture sequences, re-engagement and reporting. Your team handles inspections, sales conversations and closing. We flag hot leads directly so your consultants can act immediately. No chasing, no inbox management, no manual follow-up.

How is messaging controlled and approved?

Every email and SMS sequence is signed off by you before anything goes to a lead. During setup we walk through each sequence together and adjust tone, content and timing to match your village. Nothing sends until you’ve approved it. Every message is logged with a full audit trail. If a lead replies, the sequence pauses and your consultant takes over.

What kind of operator is Utula best suited to?

Independent and boutique operators typically running 1 to 10 villages. Usually a small team wearing multiple hats, no CRM worth the name and a sense that leads are being lost without knowing exactly where. If that sounds familiar, Utula was built for you.

Why is there a 6-month minimum term?

Because the value compounds. The 2-hour response works from day one. But re-engagement and nurture take time to build. A lead that said not yet in month one may be ready in month four. The 6-month minimum is there to make sure you get the result, not just the setup. After that it’s month to month with 30 days notice.

We already have someone who handles enquiries. How does Utula work alongside them?

What happens to our existing leads?

We migrate it. Spreadsheet, existing CRM or portal emails: we import it, stage it and tag it during setup. Leads still within a reasonable decision window get re-engaged. Nothing is discarded.
